1. Acceptance

By using this website, submitting the text alert signup form, or receiving text messages from Whispering Hills Property Owners Association ("we", "us"), you agree to these Terms and Conditions. If you do not agree, do not use the form or the service.

2. What this site is

This site provides information about Whispering Hills Property Owners Association and lets residents and property owners sign up to receive text messages from us. Nothing on this site is legal, financial, or other professional advice.

3. Text message program

If you opt in, you will receive recurring text messages from us about water shutoffs and emergency well notifications, scheduled maintenance, and occasional association updates. Messages are sent from (573) 432-6200.

Message frequency varies and depends on association activity. We expect no more than approximately 100 messages per month, and in most months far fewer.

Message and data rates may apply. Your mobile carrier's standard rates apply to every message you send or receive, and we are not responsible for those charges.

Carriers are not liable for delayed or undelivered messages.

4. How you opt in

You opt in by checking the optional text alerts box on our signup form and entering your mobile number. The box is not checked by default; you must check it yourself, and you can sign up without it. Consent to receive text messages is not a condition of membership in the association or of any service we provide.

Only enter a mobile number that belongs to you or that you are authorized to enroll.

5. How you opt out and get help

Opt out: reply STOP to any message. You will receive one confirmation and then no further messages.
Help: Reply HELP, or contact us at [email protected].

You may also ask us to remove your number at any time using the contact details below.

6. Your information

Handling of the information you submit is described in our Privacy Policy. In short: your mobile number and text message consent are used only to send you the messages described above, and are never sold, rented, or shared with third parties for marketing.

7. Accuracy and availability

We work to keep this site accurate, but information may be incomplete or out of date. Text alerts are a convenience, not a guaranteed notification system. Delivery depends on your carrier, your device, and network conditions, and may fail or be delayed. Do not rely on text alerts as your only source of urgent information.

8. Limitation of liability

To the fullest extent allowed by law, we are not liable for any indirect, incidental, or consequential damages arising from your use of this site or the text message program, including any failed, delayed, or undelivered message.

9. Changes

We may update these Terms at any time. The current version is always posted on this page, with the date above. Continuing to use the site or the text message program after a change means you accept the updated Terms.

10. Governing law

These Terms are governed by the laws of the State of Missouri, without regard to its conflict of law rules.
